Wealth does not happen in silos. Most tax planning does.

Most people who own investment property know about depreciation. Some know about 1031 exchanges. A few have heard of cost segregation. Almost none have them working together.

That is the gap this paper addresses.

The Integrated Wealth Framework is not a product pitch. It is a philosophy. Five underutilized strategies, built to work in sequence, each one compounding what the one before it creates. The tax code has built tools into it that reward serious, coordinated planning. Most people never find them. Not because they are hard to use. Because nobody showed them the map.

This paper is the map.

Five Strategies. One Coordinated Plan.

Each strategy is powerful on its own. Together, they change the math on what serious wealth building actually looks like.

1031 Exchanges

Defer capital gains when you sell investment property. Every serious property investor should use one. It is the entry point to everything else in this plan.

Cost Segregation

Accelerate depreciation by reclassifying building components into shorter-lived asset classes. Capture years of deductions in the first year. Look back up to three years after a 1031 exchange.

R&D Tax Credits

IRC Section 41 rewards qualifying research and development activity with dollar-for-dollar tax credits. $15 billion is claimed every year. An estimated $7 to $10 billion goes unclaimed.

179-D Energy Credits

Deductions for energy-efficient improvements to commercial buildings. Often overlooked. Often significant. Particularly valuable for new construction and major renovations.

Insurance Planning

A wealth strategy without a protection layer is incomplete. Property and casualty. Life and health. Built to work alongside the tax strategies, not separate from them.

The tax code does not reward people who know one strategy. It rewards people who know how they connect.
